Many residential green building programs like LEED for Homes, NAHB’s National Green Building Guidelines, and Built Green Colorado, were developed with builders and designers in mind. They focused primarily on the Supply side of the equation, educating the design/build community and certifying that their projects achieve the requisite number of sustainability features.
The problem is that there are plenty of certified green homes that sit unsold.
Green homes program professionals have realized, belatedly, that they need to expand their focus to include the Demand side of the eco structure – Home buyers. Many of the green features that comprise a high performance home, earn credit points and qualify for green mortgages may be meaningless to a potential buyer. Given the current state of the housing market, there are questions about customer willingness to even pay for green features.
